The treadmill is your Speed stat. Train on it and you move faster, which matters a lot when several players are eyeing the same garden and only one of you is getting that seed home. You can upgrade the treadmill as you go, and upgrading it is usually what separates the players who get first pick from the ones who arrive to an empty plot.
Everything else runs off what you plant. Seeds you steal go into your planters, plants earn you cash, and cash unlocks more planters so you can run bigger batches at once. The payoff is in what grows: rare plant varieties, odd sizes and mutations all come out of the same pipeline. High-tier seeds are the tough ones, and teaming up with other players is the usual way people crack those.
